Stamp Duty Land Tax changes from April 2016

The Government's consultation on changes to SDLT announced in the Chancellor's Autumn Statement was released on 28th December.


The main proposals are:



  • 3% additional stamp duty land tax will apply to the whole property value


  • The additional SDLT will include furnished holiday accommodation


  • Corporate Landlords and certain trusts will also be liable for the tax (not mentioned in the statement)


  • While the main residence will be outside the scope, if there is a delay in selling it then the 3% will be payable. It can then be refunded when the main residence is sold - as long as it is within 18 months


  • Properties worth less than £40,000 will be excluded


The consultation will close on 1st February, and the new rate will be announced in the budget on 16th March and apply from 1st April 2016. The consultation can be found here
